HOME FINANCES · PLANNING TOOL

Annual home maintenance budget calculator.

Explore a range of annual savings targets from a home value and percentages you choose. This is a savings plan, not a prediction of repair bills or a contractor quote.

Make the assumptions yours. Fannie Mae describes 1%–4% of home value per year as a broad maintenance and repair budgeting rule of thumb. Your roof, equipment, labor market, local climate, home condition and available cash may make that range inappropriate. No percentage is a guaranteed or required amount.

Money already set aside specifically for upkeep.

How this budget works

For each scenario, annual target = your home value × your chosen percentage ÷ 100. Monthly target = annual target ÷ 12. The planned-spending difference is max(0, target − planned annual spending). The first-year reserve gap is max(0, target − current reserve), divided by 12 for an illustrative monthly contribution. Values are calculated before rounding to the nearest cent for display.

Worked example: For a hypothetical $350,000 home, a 1% lower scenario is $3,500 per year (about $291.67/month), a 2% target is $7,000 ($583.33/month), and a 4% upper scenario is $14,000 ($1,166.67/month). If $1,000 is already reserved, the gap to a $7,000 reserve is $6,000, or $500/month over twelve months before any withdrawals.

What this estimate does not know

Home value is not the same as replacement cost. This tool does not estimate local labor or materials, inspect your house, distinguish planned maintenance from urgent repairs, account for interest or inflation, or determine whether you can afford a target. Get written local estimates for major work and use your own maintenance history to revise the percentages. Keep a separate plan for other household emergencies.
